Built to withstand time

We approach the construction of Volta SKAI as the creation of a future landmark. Every layer, from the structure to the façade details, is selected with longevity in mind. True quality is not always visible to the eye – it is felt. In the construction information, we have summarised the foundations of Volta SKAI’s construction and highlighted all the added elements that turn an ordinary space into a contemporary Endover home.

The Volta SKAI construction process is carefully planned, quality-driven, and meticulously managed at every stage. Façade

The Volta SKAI buildings feature a modern-style façade combining black-painted concrete with copper- and black-toned composite materials on the ground floor. The buildings have large, minimalist window surfaces. As an accent, the glass railings of the corner balconies are designed with curved forms.

Structures

The load-bearing walls of the buildings are constructed from prefabricated reinforced concrete. The intermediate floors are made of reinforced concrete hollow-core slabs. The buildings have slab foundations.

Interior walls

Walls between apartments are primarily made of prefabricated reinforced concrete. Interior walls within the apartments are designed as gypsum board walls on a metal stud frame.

Roof

The buildings have flat roofs covered with PVC roll roofing material.

Windows

Higher than standard

The Volta SKAI buildings feature large triple-glazed windows with PVC frames; the window frames are black on both the inside and outside. The windows of the ground-floor commercial spaces and the windows on the 11th and 12th floors are triple-glazed windows with aluminium frames, black on both the inside and outside.

Fire suppression system

Floors -2 to 12 of the building are designed to be fully protected by an automatic sprinkler fire suppression system, excluding enclosed stairwells, washing rooms, and toilets. Both side-discharge and downward-facing sprinklers are used in the spaces. When placing furniture and equipment, the functionality of the sprinkler system and water distribution must be ensured.

Internet cabling and a smart home system will be installed in the apartments, through which the indoor climate and video intercom are controlled.

Higher than standard

In sanitary rooms, the minimum ceiling height is 2.3 m. Lowered ceilings may occur in some spaces due to technical systems located within the apartment.

Apartment interior finishing

Apartments are sold with interior finishing in accordance with the interior finishing package attached to the sales contract. The apartment ceiling consists partly of painted hollow-core slabs and partly of suspended gypsum ceilings. The floors of sanitary rooms are tiled. In bathrooms, up to three walls are tiled according to the layout, and the remaining walls are painted white in accordance with the interior finishing package. The floors of the entrance hall, utility room, and storage room are tiled. The floors of living spaces are finished with oak parquet in accordance with the interior finishing package.

Terraces and balconies

Most homes feature balconies

The apartments on the 11th and 12th floors of the Volta SKAI buildings have rooftop terraces covered with terrace slabs on steel supports. Most apartments and commercial units have balconies with glass railings. Balcony floors are concrete.

Doors

Apartment entrance doors are fire-resistant doors with black-toned wood veneer; the height of the entrance doors is 2.2 M. Interior doors are wood-veneered doors in a tone according to the interior finishing package; interior door height is up to 2.2 M. In apartments on the 11th and 12th floors, veneered interior doors with a height of up to 2.4 M will be installed.

Heating and cooling

Integrated cooling

Apartments are designed with water-based underfloor heating connected to district heating. Temperature control is room-specific. Integrated ceiling-mounted and/or wall-mounted cooling units are installed in the apartments:

  • Floors 1–3: according to summer indoor temperature calculations
  • Floors 4–6: cooling in living rooms, cooling readiness in other rooms
  • Floors 7–10: cooling in living rooms and the largest bedroom, cooling readiness in other rooms

SKAI villas: cooling units in all rooms.
The buildings are connected to Utilitas district cooling, which is based on green energy.

Ventilation

Apartments are designed with apartment-based ventilation systems with heat recovery. On floors 4–10, readiness for a humidification unit is provided. On floors 11–12, ventilation systems include a humidification unit. Kitchen extractor hoods are intended to be installed by the buyer without a motor. In apartments where a cooktop is shown on a kitchen island in the layout, worktop-integrated extractor hoods with charcoal filters are предусмотрed, to be supplied and installed by the buyer.

Water supply and sewerage

The building is connected to Tallinn’s water and sewerage network. Sanitary fixtures are installed according to the interior finishing packages. Apartments are equipped with remotely readable water meters.

Electricity

Apartments are equipped with sockets and switches according to the interior finishing package. Electricity consumption is measured via remotely readable electricity meters installed in floor distribution boards.

Lift

Each building has one lift. Two car lifts serve the parking areas on the second and third floors.

Interior finishing of common areas

Walls of corridors and stairwells are painted; ceilings are partly painted gypsum ceilings. Corridor floors are tiled. Floors in staircases, technical rooms, and the parking garage are finished in exposed concrete. Floors in cold stairwells are not tiled.

All buildings have two entrances. Each building has a cold stairwell used for evacuation. Waste containers are underground and located at the edge of the property along the Krulli Street sidewalk.

Parking garage

Parking spaces and storage rooms are located partly in a heated, weather-protected underground parking garage and partly on the second and third floors in parking levels open to outdoor air. Access to parking spaces on the second and third floors is provided via car lifts. Parking spaces are equipped with readiness for installing electric vehicle chargers. Parking space widths range from 2.4 m to 3 m, and the construction of parking spaces does not comply with the EVS 843:2016 standard. The widths of parking spaces may also be affected by installed impact barriers. Entry and exit manoeuvring radii and heights may likewise not meet the standard. Structural elements and technical systems (pipes, cables, ladders, etc.) may be located above parking spaces. Bicycle storage rooms are located partly on floor -1 and partly on floor 1 and are lockable. Pram storage rooms are located on the 1st floor in a lockable, heated space.
Parking levels have the possibility to add electric vehicle chargers. To install a charger, the service provider Enefit Volt must be contacted; they will install the cabling to the parking space and the charger itself. The charger can be rented or purchased.
