Purchase process

Clear and smooth purchase journey

The purchase process at Volta SKAI is designed to be transparent and client-friendly. From the initial expression of interest to the handover of the keys, we guide you through every stage so that you feel confident and well supported. If you have any additional questions, a personal client relationship manager will be there to assist you.

1. Reservation

1. Make a reservation on the website

You can reserve your preferred apartment directly on the Endover website. The reservation is valid for 2 weeks. The apartment reservation fee is €1,000.

2. Initial loan indication from the bank

If you do not yet have a final loan decision but have received an initial positive indication, we recommend proceeding with the reservation anyway – this ensures that the selected apartment will not be offered to other interested parties.

3. Bank contacts and discount codes

We will provide you with direct bank contacts and, if needed, assist you in communication with the bank by leveraging the support of our contacts.

4. Entering special offer information into the reservation

Please enter the details of the special offer in the comments field and do not be concerned by the system-generated information and prices.

5. Final step of making the payment

Once the payment has been made, all that remains is to wait for a confirmation email and a message or phone call from the sales manager.

2. Law of Obligations Contract (VÕL)

To apply for a home loan, the sales manager will send a personalised offer for the reserved apartment.

For financing decision purposes, we will order a preliminary valuation report at a discounted price from our cooperation partners at Ober-Haus.

Once a positive loan decision has been received from the bank, we will arrange a notary appointment.

Make sure to verify your financial capacity well in advance of the transaction.

To manage the selection of the interior finishing package and any alteration works, deadlines will be included in the contract to help ensure the apartment is completed on time.

The VÕL contract is usually concluded without bank involvement and conveniently via remote authentication; however, in cases such as a home exchange loan, the bank may already participate in the signing of the VÕL contract.

Depending on the construction stage of the project, we can offer flexibility regarding VÕL down payments.

The draft VÕL contract, notary account payment order, and anti-money laundering questionnaire will be sent in advance by the notary office at least 2 working days beforehand.

In the case of jointly owned property, the VÕL contract may be signed by one spouse.

After signing the contract, you can begin planning the interior design. If desired, we will provide a partner offers file and the necessary drawings.

Depending on the construction stage of the building, the period between the VÕL and the real right contract (AÕL) may be up to 1.5 years. More detailed information about the construction stages can be obtained from the sales manager.

3. Real Right Contract (AÕL)

We will send a preliminary notification about the completion of the building 2 months before completion, and a second notification 1 month before construction work is finished.

Next steps after receiving the notification letter:

  • Please ensure that all parties complete the necessary actions in time.
  • Please clarify with your bank relationship manager whether they require:
    • a pre-completion valuation report (e.g. Swedbank, LHV – the report allows the process to continue immediately), or
    • a completed apartment valuation report (e.g. Luminor, SEB – the report is ordered only after the apartment is completed). This does not prevent signing the loan agreement.
  • Once the bank has confirmed the required type of valuation report, we can assist with ordering it and schedule a suitable notary appointment. The report is usually completed within 4–5 working days.
  • Once it is clear which bank you will proceed with, please also inform us of the amount of your own contribution.

Please inform us which bank you have signed the agreement with.

  • Please inform us how the purchase will be financed.
  • Be prepared for the apartment handover and the notary appointment.
  • In addition, please have ready the documents regarding the origin of the financing, which the notary is legally required to request in accordance with the Money Laundering and Terrorist Financing Prevention Act.

Before the real right contract, we offer the opportunity to visit the apartment once to carry out measurements, making it easier to start planning the interior. For this purpose, we will put you in direct contact with the site manager to agree on a suitable time.

We will notify you in writing of the dates for the construction inspection and the notarial real right contract. The suitability of a specific time can be discussed by phone so that we can flexibly find a mutually convenient time.

After the phone discussion, we will send you an invitation to sign the real right contract by email 7 days before the transaction takes place.

If you are unable to be present in person to inspect the apartment, you may authorise a family member or a trusted representative to do so.

The construction inspection of the apartment is an important step before signing the real right contract. Both the buyer and a representative of the seller will be present.

Before the AÕL, we offer the opportunity to visit the apartment once to carry out measurements, making it easier to start planning the interior. For this purpose, we will put you in direct contact with the site manager to agree on a suitable time.

We will notify you in writing of the dates for the construction inspection and the notarial real right contract. The suitability of specific times can be discussed by phone so that we can jointly find a flexible and suitable time.

After the phone discussion, we will send you an invitation to sign the real right contract by email 7 days before the transaction takes place.

If you are unable to be present in person to inspect the apartment, you may authorise a family member or a trusted representative to do so.

The construction inspection of the apartment is an important step before the AÕL. Both the buyer and a representative of the seller will be present.

 

During the construction inspection:

  • We go through the entire apartment room by room
  • We jointly check whether all work has been completed in accordance with the project and the contract
  • We assess the quality of the interior finishes

  • We check that the surfaces correspond to the dimensions specified in the project
  • We test the operation of the water, electricity, ventilation, and heating systems
  • You can clarify measurements for ordering furniture
  • You can ask for additional explanations regarding construction and technical solutions

  • The seller’s representative prepares a report in which all defects are recorded
  • We agree on a deadline for remedying the defects
  • We sign the report

On the same day or the following day, the real right contract is signed

  • The draft real right contract, the payment order, and the declaration of origin of funds will be sent in advance by the notary office at least 2 working days beforehand
  • In the case of jointly owned property, both spouses must sign the real right contract
  • After signing the contract at the notary office, we will hand over the keys to your new home based on the handover report, along with the building maintenance and user manual
